Whole-House Remodeling

One Coordinated Renovation, Room by Room

Simply Construction handles whole-house remodeling in Monterey Park for owners who want to update an entire home at once instead of room by room. As a licensed California general contractor, we cover the floor plan, the structure behind it, the electrical, plumbing and mechanical systems, and the finishes you live with every day.

Doing everything in one project lets us open walls once, run new wiring and supply lines while the framing is exposed, and schedule inspections in a sensible order. Because so much local housing dates from the postwar decades, we plan the system upgrades before we talk about finishes.

What's Included

What a Whole-House Remodel Includes

01

Floor Plan and Design

Measured drawings of the existing house, then a revised layout that opens or reorganizes rooms. When changes are structural, a California-registered architect or engineer prepares the plans.

02

Structural Changes

Removing or relocating bearing walls with engineered beams, posts and footings, plus framing and foundation repairs uncovered during demolition, all inspected before walls close.

03

Electrical Service and Rewiring

A service panel sized for modern loads, new circuits for the kitchen, laundry and HVAC equipment, and replacement of original wiring that no longer meets code.

04

Plumbing and Gas

New supply and drain lines, fixtures relocated to suit the new plan, and gas piping and water heater installations brought up to current code.

05

Heating, Cooling and Insulation

New or relocated HVAC equipment and ducts, insulation in every opened wall and attic, and Title 24 energy compliance documentation filed with the permit.

06

Finishes Throughout

Flooring, drywall, doors, trim, paint, cabinetry, counters, tile and fixtures, chosen with you during design and ordered early so deliveries don't stall the schedule.

Is It Right for You?

Is a Whole-House Remodel Right for Your Home?

Several Rooms Need Work

When the kitchen, bathrooms and flooring are all worn out, one coordinated project causes less total disruption than three separate jobs spread over several years.

The Layout No Longer Fits

Closed-off kitchens, small bedrooms and long hallways are common in older homes. Moving one wall affects every room around it, so layout changes work best planned together.

Original Systems Are Still in Place

Original wiring, galvanized water lines or an undersized panel are good reasons to open walls once and replace everything, rather than patching one room at a time.

You Can Move Out for a While

A full remodel usually leaves the home unlivable for part of construction. If you can stay elsewhere, crews can work across the whole house at once.

Our Process

How We Run a Whole-House Remodel

  1. Walkthrough and Existing Conditions

We walk the house with you, note what you want changed, and check the attic, crawlspace, panel and plumbing so we know the condition of every system before design starts.

  2. Design and Written Line-Item Bid

We develop the layout and finish direction, then hand you a written bid broken out by trade and phase, with allowances labeled so you can see which numbers depend on later selections.

  3. Engineering and Permits

Structural calculations, energy forms and plan sets go to Monterey Park Building and Safety. We answer plan check comments and pull the separate electrical, plumbing and mechanical permits.

  4. Testing, Demolition and Rough-In

Old flooring, ceiling texture and paint are tested for lead and asbestos first. Framing and rough systems then go in for inspection, and anything unexpected is priced in writing before we continue.

  5. Finishes and Final Sign-Off

Insulation, drywall, cabinets, tile, flooring, fixtures and paint go in, followed by final inspections and a punch-list walkthrough with you before the project closes out.

Ways to Structure a Whole-House Remodel

The right approach depends on how much you want to change and whether you can leave the house.

OptionBest ForWhat to Know
Full gut remodelOutdated systems and a layout you want to changeWalls open to the studs so every system can be replaced; plan to live elsewhere
Phased remodelOwners who need to stay in the homeWork moves zone by zone so part of the house stays usable; it takes longer
Remodel plus additionFamilies who need more space as well as updatesNew area must fit R-1 floor area and lot coverage limits; reaching 2,000 sq ft or more in total triggers design review
Cosmetic refreshSound homes with a layout that already worksNew finishes without moving walls or systems; plans generally don't need an architect or engineer

Budget Planning

What Shapes the Cost of a Whole-House Remodel

We don't publish a price per square foot for whole-house work, because two homes of the same size can hide very different amounts of repair. Your written bid is built from the drawings, the condition of the existing systems and your finish selections, with allowances clearly marked.

Condition Behind the Walls

Original wiring, corroded pipes, termite damage or foundation cracks add scope. Our pre-design inspection aims to find as much of this as possible before you sign.

Structural Changes

Moving a bearing wall means a beam, posts, possibly new footings and engineering. Opening non-bearing walls and leaving plumbing walls in place costs far less.

Finish Level

Cabinet construction, stone, tile, flooring and plumbing fixtures vary widely in price. Choosing them during design keeps the bid accurate and the schedule steady.

Code Upgrades and Hazard Testing

Permitted alterations bring energy code, smoke and carbon monoxide alarm and water-conserving fixture rules into play, and any lead or asbestos abatement is its own line item.

Local Knowledge

Whole-House Remodeling in Monterey Park's Older Neighborhoods

Almost half of Monterey Park's housing stock was built between 1950 and 1970, according to the city's consolidated plan on file with HUD, and some areas are older still: Ramona Acres, the first subdivision, was laid out in 1906 north of Garvey Avenue and east of Garfield Avenue. Houses of these vintages commonly still carry original electrical service and galvanized plumbing, so a whole-house plan here starts with the systems.

Monterey Park Building and Safety asks for energy compliance documentation whenever a project changes conditioned space. If the remodel adds floor area, R-1 rules allow no more than two stories or 30 feet of height, and additions that bring a house to 2,000 square feet or more go through the city's design review.

Why Choose Us

Why Homeowners Choose Simply Construction for Whole-House Remodeling

One Contract From Design to Final Inspection

A whole-house remodel touches every trade, and splitting design, engineering and construction among separate firms is where gaps and surprise change orders tend to start. We work design-build, with drawings, permits and construction under one written contract and one point of contact. A written contract is mandatory in California for home improvement work over $500, and ours lists the scope trade by trade.

Payments Tied to Completed Work

Under Business and Professions Code 7159.5, the down payment on a home improvement contract can't exceed $1,000 or 10 percent of the price, whichever is less, and later payments can't run ahead of the work performed. Our payment schedule follows those limits, and each draw on a whole-house project is tied to a milestone you can see, such as a passed framing inspection.

Permits Filed From Our Monterey Park Office

Our office is at 850 Mira Valle St, so Monterey Park Building and Safety is our home jurisdiction. We prepare and submit the full permit package ourselves, answer plan check comments and request each inspection. As a licensed California general contractor, our license, bond and workers' compensation status can be checked by anyone on the CSLB website at any time.

FAQ

Whole-House Remodeling Questions, Answered

How long does a whole-house remodel take?

It depends on scope, engineering, plan check turnaround and material lead times, so we don't quote a standard duration. Once plans are drawn, you get a written schedule by phase, updated in writing if conditions behind the walls change it.

Do I need permits for a whole-house remodel in Monterey Park?

Yes. The city's permit rules cover constructing, altering, repairing or demolishing any building or structure, and the building permit itself does not include electrical, plumbing or mechanical work, which each need their own. A multi-trade project also needs clearance from the city's Licensing Division. We prepare and file all of it.

Can we live in the house during the remodel?

Sometimes, if the work is phased so a bedroom, a bathroom and some kitchen function stay available. In a full gut remodel, water and power go off in stages, dust runs all day and open walls make parts of the house unsafe, so plan to stay elsewhere.

What happens if you find problems once the walls are open?

Older homes can hide rot, termite damage, failing pipes or earlier unpermitted work. When we find something, we pause that portion, show it to you, and give you a written change order with the price. Nothing outside the original scope moves forward without your signature.

Will my remodel need design review?

In Monterey Park, design review applies to additions that bring a single-family home to 2,000 square feet or more in total, among other project types. Every remodel must still respect the zone's setback, coverage and height limits, and we check your lot's numbers during design.
