Bathroom Remodeling

Bathrooms Built to Stay Dry and Look Right

Simply Construction provides bathroom remodeling in Monterey Park, from a hall bath update to a primary bathroom rebuilt with a curbless shower and double vanity. As a licensed California general contractor, we manage demolition, plumbing, electrical, ventilation, waterproofing, tile and finish carpentry as one project with one schedule.

The parts of a bathroom that matter most are the ones you never see once tile goes up: the shower pan, the membrane behind the walls, the fan duct and the slope of the drain. We build those to code and test them before covering them, because a leak found after the tile is set usually means tearing out finished work.

What's Included

What a Bathroom Remodel With Us Includes

01

Demolition and Subfloor Repair

Removing old tile, mortar beds and fixtures down to the framing, then repairing water-damaged subfloor, joists or sill plates before any new work begins.

02

Shower Waterproofing

A sloped shower pan and a continuous waterproof membrane on walls and floor, flood tested before tile so any leak shows up while it is still easy to fix.

03

Plumbing and Valves

New supply and drain lines, relocated fixtures, and a pressure-balancing or thermostatic shower valve that protects against scalding when someone flushes elsewhere in the house.

04

Exhaust Fan and Ventilation

A fan ducted to the exterior, never into the attic, with humidity control where CALGreen applies, installed under the mechanical permit the city requires.

05

Electrical and Lighting

GFCI-protected outlets, dedicated circuits for heated floors or towel warmers, and energy-code-compliant lighting and controls for vanity, shower and general light.

06

Tile, Glass and Fixtures

Floor and wall tile, a tempered glass shower enclosure, vanity, counters, mirrors, and water-conserving toilets and faucets that pass California's fixture rules at final.

Is It Right for You?

Signs Your Bathroom Needs More Than New Tile

Soft Floors or Loose Tile

A floor that flexes near the toilet or tub, or tiles that sound hollow, often means water has reached the subfloor. New tile over it won't fix the problem underneath.

Mold That Keeps Coming Back

Recurring mold on the ceiling or in grout lines usually points to a missing or undersized exhaust fan, or a fan that dumps moist air into the attic.

Low Pressure or Rusty Water

Galvanized steel supply lines corrode from the inside, reducing flow and discoloring water. A remodel is the right time to replace them back to the main line.

A Tub Nobody Uses

Many owners trade a little-used tub for a larger walk-in shower. If another bathroom in the house keeps a tub, the conversion is usually a simple layout decision.

Our Process

How Our Bathroom Remodels Run

  1. Design and Selections

We measure the room, check framing and plumbing access, and finalize tile, fixtures, glass and vanity before demolition so nothing on site waits on an order.

  2. Written Bid and Permits

You receive a bid itemized by trade. We file for the building permit plus the plumbing, electrical and mechanical permits Monterey Park requires for fixtures, circuits and fans.

  3. Demolition and Rough-In

The room is taken down to framing, damaged wood is replaced, and new drains, supply lines, shower valve, fan duct and circuits go in for the rough inspection.

  4. Waterproofing and Flood Test

The pan and wall membrane are installed, and the plumbing code requires the shower pan to be filled and checked for leaks before any tile is set on it.

  5. Tile, Fixtures and Final

Tile, glass, vanity, toilet and trim go in, the fan and GFCI outlets are tested, and final inspections close the permits before we walk the finished room with you.

Options Compared

Shower and Tub Options Compared

The wet area drives most of a bathroom's cost and schedule, so we settle this choice first.

Budget Planning

What Affects Bathroom Remodeling Cost

A bathroom is small, but it concentrates plumbing, waterproofing, electrical and tile labor in one room. Our written bid prices each of those separately, so you can see how a layout change or tile selection moves the total before you commit.

Moving Fixtures

Relocating a toilet or shower drain means cutting into the floor and rerouting drains and vents. Leaving fixtures in place is one of the most effective ways to control cost.

Tile Size and Pattern

Large-format porcelain, mosaics, niches and patterned layouts take more labor and cutting than standard tile laid in a simple grid.

Hidden Water Damage

Rotted subfloor, damaged joists or corroded drains only show up after demolition. We carry a labeled allowance for repairs and price actual findings in writing.

Glass and Fixture Choices

Frameless glass, thermostatic valves, wall-hung toilets and heated floors cost more than standard doors, valves and fixtures, and some carry longer lead times.

Local Knowledge

Bathroom Remodeling in Monterey Park Homes

The city's HUD consolidated plan reports that almost half of Monterey Park's housing went up from 1950 to 1970. Bathrooms of that period often have mortar-bed tile, galvanized supply piping and either no exhaust fan or one vented into the attic, so our Monterey Park bathroom bids assume those will be replaced rather than reused.

Monterey Park lists exhaust fans under its mechanical permits and water closets and sinks under plumbing permits, all separate from the building permit. Even a bathroom that keeps its layout usually involves more than one permit, and we handle every filing and inspection request, including the shower pan test before tile.

Why Choose Us

Why Homeowners Choose Simply Construction for Bathroom Remodeling

Waterproofing Verified Before Tile

We never tile over a shower pan that hasn't been flood tested and inspected, and we photograph the membrane, pan and valve before the walls are covered so you have a record of what's behind the tile. Our written contract names the waterproofing system and test step, and California requires a written contract for any home improvement job over $500, so those details are part of the agreement.

A Payment Schedule Set by Law

Business and Professions Code 7159.5 limits a home improvement down payment to $1,000 or 10 percent of the contract price, whichever is less, and bars payments that get ahead of completed work or delivered materials. On a bathroom, we tie each payment to a stage you can see for yourself: demolition and rough-in, a passed pan test, tile complete, then final inspection.

Licensed and Close By

State law requires a CSLB license for any job whose labor and materials together reach $1,000, which covers nearly every bathroom remodel. Simply Construction holds a California general contractor license, and our Mira Valle Street office in Monterey Park is a short drive from most local job sites. Before we start, the CSLB website lets you confirm our license status, bond and workers' compensation coverage.

FAQ

Bathroom Remodeling Questions, Answered

Do I need a permit for a bathroom remodel in Monterey Park?

If you are replacing fixtures, moving plumbing, adding circuits or installing an exhaust fan, yes. Monterey Park issues separate plumbing, electrical and mechanical permits on top of the building permit, and inspectors check the work before walls close. Purely cosmetic work such as painting may not need one, and we confirm before starting.

What waterproofing do you use in showers?

A sloped pan plus a continuous membrane that covers the shower floor and walls, sealed at seams, corners, niches and valve openings. Cement board by itself is not waterproof, which is why the membrane matters. The pan is flood tested before any tile goes on.

Is an exhaust fan required?

We install one in every bathroom we remodel, ducted to the exterior rather than into the attic. Where CALGreen applies, the fan must be ENERGY STAR rated and, unless it is part of a whole-house ventilation system, controlled by a humidity sensor. In Monterey Park, fans fall under a mechanical permit.

Do I have to replace my toilet and faucets?

Often, yes. California law requires older, noncompliant plumbing fixtures in a single-family home to be replaced with water-conserving models as a condition of final permit approval on alterations. Since most remodels replace these fixtures anyway, we specify compliant ones from the start.

How long will I be without the bathroom?

That depends on scope, lead times and inspection scheduling, and we give you a written schedule before work starts. If it is your only bathroom, we plan the sequence to keep the toilet out of service for as little time as possible and can often reinstall a working toilet between phases.
