Built Right, Start to Finish

A Monterey Park Builder for Projects That Matter

Simply Construction is a licensed general contractor in Monterey Park that designs, permits and builds the projects most contractors would rather avoid: ground-up custom homes, detached ADUs, garage conversions, room additions and full second stories.

Large residential work lives or dies on the details nobody sees at first: soils and foundations, structural engineering, energy code calculations, plan-check corrections and the order in which trades show up. We manage all of it under one contract, so you deal with one team and one schedule instead of stitching together a designer, an engineer and a builder on your own.

From our office on Mira Valle Street we work across the San Gabriel Valley, the San Fernando Valley, the Westside, the foothills and into Ventura County. Every estimate we write is itemized, every payment follows California's home improvement contract rules, and every project is built to current code.

About Our Company

What We Build

Construction Services in Monterey Park & Greater Los Angeles

Our focus is new construction and major additions. We also take on the remodeling, rebuild and outdoor projects that often come with them.

Problems We Solve

What Types of Space Problems Do We Solve?

Most of our clients do not start with a service in mind. They start with a problem: a house that no longer fits, a lot with unused potential, or a home that has to be rebuilt. Here is how those problems usually map to a project.

Your Family Has Outgrown the House

When bedrooms are shared and there is nowhere to work from home, the choice is usually between moving and adding on. A room addition extends the ground floor, while a second-story addition can roughly double living area without giving up the yard. In the City of Los Angeles, the Baseline Mansionization and Hillside ordinances cap residential floor area, so we check the numbers before design starts.

Parents or Adult Children Need Their Own Space

Multigenerational living works best with a separate door and a separate kitchen. California requires cities to allow at least an 800 square foot ADU with 4-foot side and rear setbacks, and a junior ADU of up to 500 square feet can be carved out of the existing house. A detached backyard ADU gives the most privacy.

The Garage Stores Boxes Instead of Cars

An underused two-car garage already has a roof, a slab and a driveway. State law says a city cannot require replacement parking when a garage is converted to an ADU, which makes a garage conversion one of the most efficient ways to add a permitted, rentable unit. The work still needs insulation, egress, fire separation and moisture control done properly.

You Want Income From the Lot You Already Own

Los Angeles has permitted at least 26,862 ADUs since statewide legalization, and in one recent year about one in three homes permitted in the city was an ADU. On qualifying single-family lots, SB 9 goes further, allowing a lot split with each new parcel at least 1,200 square feet, or two primary units on one lot.

Your Home Was Lost or Damaged by Fire

The January 2025 Eaton and Palisades fires destroyed 9,414 and 6,837 structures respectively. Rebuild orders now allow like-for-like reconstruction of up to 110 percent of the original footprint and height with streamlined review. Our fire rebuild work covers the path from a cleared lot to a certificate of occupancy, built to current wildfire construction standards.

The House Works Against the Way You Live

Closed-off kitchens, dated bathrooms and tired systems often point to one coordinated project instead of several small ones. A whole-house remodel updates layout, electrical, plumbing and finishes in a single permitted scope, which avoids opening the same walls twice. California requires a written contract for any home improvement job over $500, and ours spells out every line.

Service Types

What Types of Construction Services Do We Offer?

Each of these is a distinct project type with its own permits, engineering and cost drivers. Follow any heading for the full details.

Custom Home Building

Ground-up homes on vacant lots and tear-down sites, from soils report and foundation design through finishes. California's Title 24 energy code has required solar PV on most new single-family homes since 2020, and permit applications filed on or after January 1, 2026 fall under the 2025 Energy Code, so energy performance is designed in from the first drawing.

ADU Construction

Detached and attached accessory dwelling units with their own kitchen, bath and entry. State law requires local agencies to act on a complete ADU application within 60 days, and ADUs under 750 square feet are exempt from impact fees, which is why size decisions matter early in design.

Garage Conversions

Converting an attached or detached garage into an ADU, guest suite or home office. The existing slab usually needs a moisture barrier and new flooring system, walls need insulation to current code, and the garage door opening becomes a framed wall with windows. No replacement parking is required when the garage becomes an ADU.

Room Additions

Primary suites, family rooms and extra bedrooms added at ground level and tied into the existing roof, foundation and systems. Setbacks, lot coverage and floor area limits decide what fits, and the new foundation has to be engineered to work with the old one so the two parts of the house move together.

Second-Story Additions

Building up is often the only way to add real space on a small Los Angeles lot. A second story needs a structural engineer to confirm the existing foundation and walls can carry the load, and it usually means new shear walls, hold-downs and footings below. Stair placement is the design decision that shapes everything else.

Garage Construction

New detached and attached garages, workshops and garage-plus-ADU combinations. A detached ADU above or beside a garage is generally allowed up to 16 feet in height, or 18 feet within a half mile of major transit, so combining the two takes careful planning of roof lines and stairs.

Why Choose Us

Why Homeowners Choose Simply Construction

Big projects reward a builder who is organized, transparent and accountable. Here is what that looks like in practice.

Licensed, Bonded and Easy to Verify

Simply Construction inc. is a licensed California general contractor, CSLB [CSLB LICENSE # PLACEHOLDER]. State law requires a licensed contractor for any job of $1,000 or more in labor and materials, and anyone can check a contractor's license, bond and workers' compensation status on the CSLB website in about a minute. We encourage you to do that before signing with any builder, including us.

Contracts That Follow California Law

California caps the down payment on a home improvement contract at $1,000 or 10 percent of the price, whichever is less, and after that payments may only cover work completed or materials delivered. Our contracts are built that way: an itemized scope, progress payments tied to finished milestones, and written change orders before any extra work starts. No large deposits, no guesswork.

One Accountable Team, Plans to Final

Design coordination, structural engineering, Title 24 energy calculations, permit submittals, plan-check corrections and construction all sit under one contract and one project lead. When a detail changes, there is no finger-pointing between separate firms. You get one schedule, one point of contact and regular progress updates until the final inspection is signed off.

FAQ

Questions Homeowners Ask Before They Build

What areas does Simply Construction serve?

Our office is at 850 Mira Valle St in Monterey Park, and we build across Los Angeles and Ventura counties, including Burbank, Glendale, Pasadena, the San Fernando Valley, the Westside, Malibu, Santa Clarita, Thousand Oaks and more than 30 other communities. See the service areas section of this page for the full list.

Do you handle design, engineering and permits, or just construction?

We manage the whole path. That includes measuring the existing property, coordinating design drawings, structural engineering and Title 24 energy calculations, submitting plans to the city or county, answering plan-check comments, and building through final inspection. You work with one team under one contract instead of hiring each piece separately.

How is a construction payment schedule structured in California?

California law caps the down payment on a home improvement contract at $1,000 or 10 percent of the contract price, whichever is less. After that, payments should match work actually completed or materials delivered. Our contracts include a written schedule of progress payments tied to clear milestones, and any change in scope is agreed in writing before the work happens.

How large can an ADU be on my property?

Under California law, cities must allow at least an 800 square foot ADU with 4-foot side and rear setbacks, and detached ADUs can generally reach 1,200 square feet. Height limits are typically 16 feet for a detached ADU and up to 25 feet for an attached one. Local rules, lot size and utilities shape the final answer, which we confirm during a site visit.

Can I convert my garage into an ADU without replacing the parking?

Yes, in most cases. State ADU law says a city cannot require replacement parking when a garage, carport or covered parking structure is converted to an ADU or demolished to build one. The conversion still has to meet building code requirements for insulation, egress, fire separation and utilities, which we design and permit.

Do you rebuild homes lost in the Eaton and Palisades fires?

Yes. We build fire rebuilds in Altadena, Pacific Palisades, Malibu and neighboring areas. State and local orders allow like-for-like rebuilds of up to 110 percent of the original footprint and height with streamlined review. We help owners decide between a like-for-like rebuild and an expanded design, then plan, permit and build to current fire-resistant construction standards.

How do I verify your contractor license?

Any homeowner can look up a California contractor's license, bond and workers' compensation status on the Contractors State License Board website at cslb.ca.gov. Our license number appears on every page of this site. State law requires a licensed contractor for any job of $1,000 or more in combined labor and materials.
